Age and health dictated we move to independant living in town and sell our country living retirement home.

The utility room floor needs a finish covering for a patch. A new furnace was installed in the garage and the old furnace removed from the utility room. This left about a 2x2 opening where the duct went through the floor. A patch was put in but before it could be completed a new water heater was installed that covered part of the patch. Therefore the finish work was not completed. We decided to hold off until a new water heater was needed or we had a tankless water heater installed. Then a change in health put our plans on hold. The interior, except for the carpet, was cleaned by professionals on 10/22/24. The septic tank was pumped and inspected by Western Septic 10/16/24. The furnace/airconditioning system was checked by Terry’s Heating and Airconditioning on 10/15/24. It is now available for move in.
Rather than us selecting paint or flooring that other people may not like we are holding off. This allows the buyer to make the choices and have the work done to their satisfaction.
There is a huge shop with high bay doors on both ends. It is a perfect setup for RV storage and/or working on vehicles or hobbys. The shop is 40 feet long by 25 feet wide, with a 16-foot ceiling. We parked our 37 ft 5th wheel on one side of the shop and restored a vintage car on the other side. It was nice to pull the RV directly into the shop and leave it. There was no backing into a driveway and no hassle returning home. The RV was always stored in the shop. When we had to sell the RV it looked new.
There is an office and bathroom with a shower. There is nothing like it on the market. Most shops in the area are simple pole barns unfinishd on the inside.

FINANCIALS The price is based on comparables in the area. The property around the corner at 609 Pioneer Mtn Loop was listed at $650,000 and sold for $625,000.
